- House renovations: complete refurbishments, which can include structural alterations, rewiring, heating, plastering and joinery.
- Extensions: rear, side and two-storey extensions that add living space and light.
- Conversions: loft and garage conversions that create extra bedrooms and bathrooms within the existing building.
- New build homes: individual houses and self-builds on your own plot.
- Kitchens, bathrooms, windows and doors: fitted as part of a larger renovation or extension, not as stand-alone jobs.
A University City Built on Slate
Bangor's houses tell you a good deal about the city's history. Upper Bangor and the streets around the university are closely packed Victorian terraces, many of which have been let to students over the years. Hirael and Garth, down by the water, are older still. Above the Menai Strait stand larger Victorian and Edwardian houses with views towards Anglesey. Penrhosgarnedd and the edges of the city are mostly post-war and modern estates, and across the wider area the older terraces and cottages are typically built in local stone under Welsh slate roofs.
Two kinds of project are common in a city like this. The first is the tired terrace or former rental house being turned back into a comfortable family home. These houses can need a lot at once: a better layout, new wiring and heating, repairs and new finishes throughout, and sometimes a rear extension to improve the kitchen. The second is the larger period house, where the aim is to modernise while keeping the slate, stone, sash windows and joinery that give it character.
Both suit the way we work. Renovation is our speciality, and with most trades in one team the structural work, the services and the finishing are planned together from the start.
Planning in Bangor
Bangor is in Gwynedd, and planning applications are decided by Cyngor Gwynedd, under Welsh planning rules and Welsh building regulations. Menai Bridge is on Anglesey and comes under the Isle of Anglesey County Council. Conservation areas and listed buildings are subject to tighter controls. Changing how a house is used, for example between a family home and a shared house, may also need planning permission, and local policies on this can change.
This is general guidance only. Every property is different, so please check with the council or your designer before making firm plans.
