Understanding the area

From the Seafront to the Hillside

Prestatyn divides into two. On the level ground between the railway and the sea are streets of bungalows and interwar houses within walking distance of the beach. Above the High Street the land rises sharply, and the roads of Upper Prestatyn are lined with detached houses and semis, many of which look out over the town towards the sea. Meliden and Dyserth continue along the foot of the hills, with older stone cottages among the newer homes.

The work tends to follow the ground. Hillside houses are often bought for the outlook, yet many were built with small windows and with the main rooms facing away from the view. Reworking the layout, or adding a rear extension with wide glazed doors, can make far more of the setting. Sloping plots need more thought below ground, including foundations, retaining walls and drainage, and these are best designed properly before work starts.

On the flat, interwar semis and bungalows are common. Many have a side drive or a good-sized garden, which can give room for a side or rear extension, and a loft conversion is often worth considering where the roof allows.

Plan with confidence

Planning in Prestatyn

Planning applications in Prestatyn, Meliden and Dyserth are decided by Denbighshire County Council, under Welsh planning rules and Welsh building regulations. The hills above the town form part of the Clwydian Range and Dee Valley protected landscape, where the appearance of new building work can be looked at more closely. Some low-lying land near the coast is in an area at risk of flooding, which can affect what is approved. Balconies and raised terraces often need planning permission.

This is general guidance only. Every property is different, so please check with the council or your designer before making firm plans.
