Understanding the area

An Old Town With Very Different Kinds of Home

Few places in Wales pack as much history into so small an area. Inside the medieval walls, Conwy is a tight grid of stone and rendered cottages, townhouses and former shops, some of them centuries old. Step outside the walls and the housing changes quickly: interwar and post-war family homes around Gyffin, modern houses near the marina, detached properties across the river in Deganwy, and farmhouses, cottages and barns up the Conwy Valley.

Each calls for a different approach. In the walled town the streets are narrow, parking is scarce and there is little room to store materials, so deliveries, skips and scaffolding need planning before work begins. The houses often have thick stone walls and old timber, and repairs need to suit the building. Outside the walls, the work is more often about gaining space: a rear extension, a loft conversion or a full renovation of a house that has not been updated for many years. In the valley, the questions tend to be about access, drainage and services.

Plan with confidence

Planning in Conwy

Planning applications in Conwy are decided by Conwy County Borough Council, under Welsh planning rules and Welsh building regulations. Conwy's castle and town walls are a World Heritage Site, the walled town is a conservation area and many of its buildings are listed. Listed buildings need listed building consent for many alterations, and this can apply to work inside the building as well as outside. Some properties further up the valley fall within Eryri National Park, which has its own planning authority.

This is general guidance only. Every property is different, so please check with the council or your designer before making firm plans.

Helpful answers

Frequently Asked Questions

A few useful things to know before planning building work in Conwy. If you have another question, get in touch with us.

Do you work inside the town walls?

Yes. Access is tight, so we plan deliveries, waste and scaffolding in advance.

Can I alter a listed building in Conwy?

That depends on listed building consent, which is decided by the council. Consent can be needed for internal as well as external work, so please take advice before starting anything.

Do you convert barns?

We carry out barn and outbuilding conversions, subject to planning permission and the necessary consents being in place.

What size of project do you take on?

Our projects generally start from around £20,000: renovations, extensions, conversions and new builds. We fit kitchens, bathrooms, windows and doors as part of those projects.
